From Challenges to Celebration: How We Sold This Home (Twice!)

The First Attempt: A Tough Start

A year ago, the seller of this home reached out to me after working with another agent. The house had been sitting on the market with no success, and understandably, the seller was frustrated.

When I stepped in, I suggested a fresh, active approach to marketing the property. I didn’t just list the house—I got to work. I made calls, sent letters, created targeted ads, and maximized the reach through social media platforms like Facebook and YouTube.

Within a month, we received a full asking price offer—a huge win! But after the inspection, the buyer raised concerns about repairs and requested a credit. The negotiation process became difficult, and ultimately, the seller felt it wasn’t worth compromising. The deal fell apart, and with emotions running high, the seller decided to take the home off the market.



A Second Chance Six Months Later

Six months later, I got a call from the seller again. He was ready to give it another try, and this time, he wanted to get it done right. We jumped back into action with the same energy and focus as before.

Once again, I took an active approach to marketing the property:

  • I launched a professional online campaign across YouTube, Facebook, and Instagram.
  • I sent out letters to the local neighborhood.
  • I made personal calls to generate interest.

And the results spoke for themselves! In no time, we had three offers, including one that was $10,000 over asking price.


The Final Hurdle: The Appraisal

The offer we accepted was fantastic, but it was contingent on bank approval. When the appraisal came back, the property was valued at $10,000 less than the agreed price.

This was another challenging moment. The seller was understandably disappointed, but after discussions, we decided to move forward with the bank’s appraisal value. It wasn’t easy, but the seller knew this was the best step to take to move forward toward his goals.


A Happy Ending

Finally, we made it to the closing table! The seller received his money and is now excitedly searching for his next dream home. This journey wasn’t without its ups and downs, but in the end, the results were worth it. Helping my clients overcome challenges and find happiness in their next steps is why I love what I do.
